The secret of making someone like you using creative real estate strategies actually comes down to these few simple rules while evaluating deals:
1. Does the deal make money NOW?
2. Does the deal have monthly cash flow (if held)?
3. Does the deal have money in it later when you sell?
Truth is ...
You have NO BUSINESS buying real estate if you don't have equity (profit) in it the day you buy it.
In fact, this is SO important I did an entire podcast on this topic so that you can fully grasp it and apply the theory.

Is Creative Real Estate A Non-Traditional
Method Of Buying And Selling Real Estate?
After doing a few hundred deals myself over a 16+ year span, I realized that a Creative Real Estate investor gets "bashed" a lot by others. Especially by the seller who wants all cash and has no concern on where the buyer is getting funds.
See the word "investing" has the conation that you have money and you are looking to make those dollars grow. Thus you would invest it to do so (grow).
But what if you don't have this "capital?" Should you stay out of the game?
Let's take a look ...
Definition of Investor:
An individual who commits money to investment products with expectation of financial return. Generally, the primary concern of an investor is to minimize risk while maximizing return, as opposed to a speculator, who is willing to accept a higher level of risk in hopes of collecting higher-than-average profits.

So the confusion I was battling internally when I first started was ... I didn't have any money? I was looking to MAKE money, that's why I was getting into real estate.
Which meant I wasn't a Real Estate Investor, right? It's not like I was going to be slapping hundreds of thousands of dollars down on these deals. Or, had the credit to go borrow the money from the banks so I could build my empire and wealth.
Then I realized this ...
Definition of Creative Real Estate Investor:
This is an Investor who uses the least amount of money to buy the most amount of real estate so he can leverage as many properties as possible and not max out his buying potential. And very often build infinite returns with his activity.
See, banks want you to think they have and control all the money. And they are the only ones you should consider when wanting to borrow. And this, my friend, is the BIGGEST lie on planet earth.
To date I have personally bought hundreds of properties, and help students buy hundreds of properties. And I (or my students) have NEVER, NEVER, NEVER once gone to the bank and gotten a loan!!
More to the point ... once you can see through the banks monopoly you can free yourself of all the false information they have implanted into your life and (so many others) convincing you to pay their nasty fees; to build their own wealth.
Unfortunately, if you look up Creative Real Estate investor you will find definitions that say: "Creative real estate investing is any non-traditional method of buying and selling real estate."
It's just the banker spreading this bad propaganda so you will fly right into their nasty web cast far and wide, and make them millions doing it!!
Here is the true story about Creative Investor's ...
Realtor's started to organize about 1918. Funny enough (as history would have it) the name (Realtor) comes from Spanish words 'real' meaning 'royal' and 'tor' meaning 'bull' according to a New York Times article May 18, 1922.
However, these "Realtors" were not organized until Sept 1950 when the National Association Of Realtor's created a code of ethics and trademarked the association so they could do what they do in today's current society.
Until 1950 they were considered "charlatan's" (a person falsely claiming to have a special knowledge or skill; a fraud.) or dishonest. Thus the reason for a 'code of ethics.'
So I pose a very interesting question to you now that you know this ... how did we buy and sell real estate before these 'royal-bull' dudes (CALLED REALTORS) were around?
Interesting, right?
Answer: People bought and sold real estate the way the Creative Real Estate Investors like you and I do now. With devices like Land Contracts, Option To Buy contracts, and things like rent-to-own deals, etc.
All of which I talk about at my website: http://flippinghousesforrookies.com
The sole purpose of my website is to talk creative real estate and some of my most successful deal structuring techniques.
Or as I have named this this activity: 'Dealology." 'ology' simply meaning the study of, or knowledge of. So this is the perfect place to be if you want to learn and study the art of making creative real estate deals with little or no money down, and very low risk, with infinite returns so you can develop any lifestyle you wish to create.
To add to the Creative Real Estate definition you should read the last sentence of the previous paragraph several times. In fact, it should be your real estate "mantra" (a statement or slogan repeated frequently).
CREATIVE DEALS WITH INFINITE RETURNS!!!
Lets take a moment and talk about this. "Infinite Return" means you have no money (or very little money) invested but are getting profits. So the return when calculated it is "infinity" (limitless or endless in space, extent, or size; impossible to measure or calculate.). And you wonder why this isn't taught in school?
Now before you go off into skepticism land, know this. People have been doing this for thousands of years. Its just such a secret you don't know it's happening. Until now!
You Don't Need To Have A Yale Education To Do This Either!
I have many FREE videos, forms, checklists, and scripts if you don't want to take the "long-road" to learning how to profit from buying real estate without bank financing.
