The rater inspects all features that affect energy usage , including window efficiency, air leakage, insulation levels and heating and cooling systems. At the end of the inspection, the rater will conclude the findings about the energy rating of the home. This will also include an estimate of its yearly energy usage and costs. Energy updates and estimated costs, calculations of possible yearly savings and payback (how long the improvements' savings will take to equal the cost) may also be recommended in the report.
To qualify for energy-efficient financing, the rater's report should say that the home is energy-efficient, or at least it will be once the suggested upgrades have been put into place. The report must show that the improvements will be cost-effective as well – that these upgrades will be able to save even more money compared to the amount loaned to implement them.
The lender will recognize these savings and will then add the improvements' costs into the San Diego real estate mortgage. On the other hand, if the home is already energy-efficient at the time, the lender will then stretch the debt-to-income qualifying ratio.
