Despite the ready availability of online social networking platforms, many realtors still fail to use these tools effectively, and in some extreme cases, even end up driving potential clients away instead of into their offices and events. So in today's environment, how does one effectively market a property online?
First of all, you have to prepare the property itself. Have it cleaned, painted and staged as necessary, not just for the purpose of welcoming walk-in guests at open houses, but also for the purpose of making it possible to take attractive photos.
Speaking of photos, unless you're good with handling a camera yourself, it is always a good idea to hire a professional photographer in order to be able to present your property in the best possible light. You can then upload these photos with your online listings, and most importantly, your social networks, in order to generate interest. Remember that a majority of people tend to prefer visuals over text, and it will be much easier to grab a potential buyer's attention with good photos.
People's attention spans online also tend to be much shorter, and people are more prone to just look at the pictures before deciding if they want to read any accompanying text. So no matter how stellar your description of a property may be, the adage "a picture is worth a thousand words" still rings true in this case.
Next, prepare a virtual or video tour of your property. Use video sharing sites such as YouTube or Vimeo to give potential clients a taste of what your property has to offer. Again, it's all about the visuals, and if they like what they see, they will be more open to the idea of pursuing the topic and looking for more information related to what they're watching. In fact, being able to preview properties and homes online was rated 8.9 in terms of importance, with 10 being the highest, in the California Association of Realtors' 2012 survey.
Last but definitely not least, promote, promote, promote! Talk about your property over your various social networks, but remember to put a different spin each time in order to not come off as spammy or automated. Don't be afraid to add a bit of humor, or to bring a different aspect or feature to the forefront each time you create a post about it. This type of promotion should be on top of adding your listing to an MLS and syndicating it across multiple sites such as Zillow and Trulia. Also, remember to feature your new listing on your main company website, with your contact information prominently displayed on the same page as your listing.
These are just some of the ways that realtors can use social media and various online tools to market properties for sale on the internet. With a bit of research and effort, it shouldn't be too long until you're marking those same properties as SOLD!
