Licensed appraisers go through a process that is designed to ensure that only competent people and those knowledgeable in pertinent matters will be able to put themselves out there and be paid making assessments about properties, real or personal.
In New Jersey, just like in other places in the United States, the process is strict and rigorous. For those who want to be licensed appraisers in New Jersey, they need to meet the minimum educational requirements, the required certifications and examinations.
Before a person becomes a licensed appraiser, he has to undergo a training process first where he will be called a trainee real property appraiser. To be able to be at this level, he has to complete 75 hours of education specially for appraisal. This must include a 15-hour USPAP or Uniform Standards of Professional Appraisal Practice.
There is no required number of years of experience or an examination to pass for the trainee level.
To get a residential license or to be one of the licensed appraisers in New Jersey, the applicant needs to complete successfully 150 hours of classroom courses that are related to appraising real estate properties. When this is accomplished, the applicant will be allowed to take the licensure examination that is approved by the board.
It must be noted, however, that the 150 hours as mentioned in the preceding paragraph include the course on USPAP. This particular class must be accomplished within 54 months, counting from the date of application to take the test .
To be one of the licensed appraisers in New Jersey, no college degree is necessary . But the applicant must provide the accomplished documentation on the provided forms by the board. This form should reflect the fact that the applicant has, within at least 24 months, has a minimum of 2,000 hours of appraisal experience before his application.
To get residential certification as an appraiser, a different set of requirements has to be accomplished. The first step to being a residential-certified appraiser, the applicant has to first be qualified to take the board-approved exam.
For this to happen, the applicant has to complete successfully at least 200 hours of classroom courses in those subjects that are related to appraising real estate properties. This should already include 15 hours of classroom time for the course of USPAP.
The applicant is also required to have 2,500 hours of appraisal experience. And this should have been accumulated within 24 months at the very least, immediately preceding the application.
The applicant is also required to have at least an associate degree, 21 credit hours of which must have been for the subjects related to English composition, micro or macro economics, finance, math - geometry, algebra, or other higher mathematics, statistics, law on business or real estate, and computer science. When all these are present, the applicant may take the required examination to have a certification to be an appraiser for residential real property.
