Southern France is known for its picturesque landscapes stretching as far as the eye can see. However, if you're trying to sell your house then you can't rely solely on the scenery! So based on over 10 years of experience here at Live Languedoc, we've created a few tips to remember when selling your home.
Start with an Assessment and be honest with yourselves! Try to see it with fresh eyes or ask a friend to be honest and asses it for you. Some buyers may be looking for a house that is fully functional so there is little point in not mentioning renovation or important works that need to be done. List down what need necessary repairs, beautification, or need to be replaced outright. Consider making the repairs and replacement or lower your selling price to make the home worthwhile to buyers on a budget. Most importantly though, be honest when you describe your property as there is nothing more irritating to a potential buyer than false descriptions.
Know your market so that you price the property realistically and remember, sadly at the moment, it is somewhat a buyers market so have some room in your price to negotiate. Collect the local property magazines and check out the local agents windows to see what properties in similar areas and conditions are selling for.
One big mistake that sellers so often make is to not price their properties at the local value but what they need to buy their next property! I want to buy a brand new Mercedes – it's madness to imagine that anybody will pay me the price of my new Mercedes for my Nissan and it's exactly the same when selling your house!
Stop work the day you decide to sell! ONLY do vital, structural work that you know will reinforce or ensure the selling price. DO NOT do cosmetic work such as bathroom and kitchen renovations. Remember everyone has their own taste. That new kitchen that you go and fit and which you think is amazing could well be the most repulsive part of your home to a potential buyer – they will see this as something needing replacement or worse the thing that makes them say no, when you are seeing it as a price enhancer and more importantly looking to cover the cost of this work in your price
If you're property is of higher value, very large like a domaine or chateau, particularly hard to explain because of layout, etc or just very 'niche' then consider investing in a professional photographer, remember the old saying 'a picture says a thousand words'? If you go down this route and I guarantee it will make you stand out from the crowd, then consider the most flattering times of the day for your home; does it look magnificent at dusk, is early morning and that certain light the best time, then make sure the photographer captures this but at the same time let them use their creativity!
Think carefully about marketing. Realistically who is the most likely market to purchase your property; local market, non local, foreign, business investors? Then consider how you will best reach them.
If you're intending using property agents then ask friends and neighbours to get opinions of the local agents. You need an agent that is motivated, has a wide marketing strategy and is able to credibly deal with the potential clients that you feel will be most attracted to your property.
There is no point in giving the little agency in your village your property to sell if they only speak French and you feel the most likely market is a foreign one. Likewise if they never do any advertising – really what's the point, you may as well do nothing for all the good this will do!
Also remember to let the agent do the visits. A good agent will draw you into the end of the visit if there are questions they can not answer, but an owner that constantly tries to dominate the visit can often appear over-selling or too pushy
If you're considering privately marketing your property then take some time to research where best to sell. Remember more and more people will search online than every before, in fact statistically 83% of people will start their search here. So consider words that a potential buyer would type into a search engine; 'property for sale in the Languedoc Roussillon' for example, or 'maison a vendre Languedoc Roussillon' and then look at who is on page 1 for that search term, note them down and then try another phrase that you think is likely to be used to search.
Repeat this a few times and each time look at who is on page 1 of the search engine. The companies who feature the most on these results are going to be the ones you should consider placing an ad with!
