Through the years, as your house gets older, maintaining your roof should become one of your top priorities. You should always make it a habit to have your roofing checked for leaks periodically. Even tiny leaks and failures in the roof can cause massive damage over time, and it will be more expensive to fix rather than simply having someone patch up your roof from time to time. But before you call up any old contractor to inspect your roof and fix any damage he might spot, there are a couple of things that you need to do first.
Are they certified?
Before hiring a roofing contractor, you would also need to determine if they are licensed by the state. Consult your local building inspectors to verify if your choice of contractors are actually certified by the state to ply their trade.
Are they insured?
Besides certification, does the contractor have full insurance coverage, including worker's compensation? If the contractor does not have any coverage whatsoever, if any of them figures in an accident while working on your roof then you will be the one held responsible because it happened in on your property. Before you sign any contracts, have the contractor provide you with proof that they are fully insured.
Will they be providing a cost estimate for the job?
Will the contractor do a thorough roof inspection and provide you a detailed report and written cost estimate before they get on with fixing your roof? A responsible contractor will not just suggest any kind of job without doing an inspection of the work site and giving you a report of his findings. Most professional contractors will even go so far as having core samples taken and also attach roof conditions pictures in their report. And regarding the written estimate, the contractor should provide a full scope of work and the amount of materials they will be using to fix your roof.
Will they provide a warranty?
And lastly, does the contractor provide a warranty for the work that they do? A professional roofing contractor is proud of the quality of his handiwork, and he will consent to give a reasonable service warranty for every project that he undertakes. If the contractor cannot even guarantee the quality of his work, then you should start looking elsewhere for other contractors.
Ask for References
If everything else seems to check out when it comes to your choice of roofing contractor, you should ask them for a couple of references before you place your signature on anything. If the contractor has given you the names and contact details of their former clients, you should then proceed to call them.
Everything may look alright on paper, but until the project is finished you can't really be sure about the quality of work a contractor provides. Ask their former clients what they thought about the contractor, were they able to finish the job according to schedule? Did they charge hidden fees? By taking the time to carefully inspect your choice of contractors, you will somehow feel assured that they will do a good job fixing up your roof.
