Have you ever mistakenly left a candle burning untended? Or left home without switching on the home security system? You probably made a mental note to yourself to not do it again, but otherwise didn't think much about it.
But next time, you might not get so lucky. A simple "uh oh" could result in thousands of dollars in damage to your property.
Here are five piece of advices to avoid common homeowner mistakes:
Tip 1: Clean out the filtration system on your clothes dryer
Why? Fire. Those wads of lint that get caught in your dryer's filter can pose a significant fire hazard. The U.S. Consumer Product Safety Commission determines that dryers cause more than 15,000 fires a year.
Your strategy: Be sure to completely empty the lint trap every single time you use your clothes dryer. Also, make sure your clothes dryer ducts are metal, since they're less prone to sag and permit lint to accumulate.
Tip 2: Cut tree limbs that dangle close to your home
Why? Roof or other property damage. A violent storm or high winds might sweep through your neighborhood and slam those branches onto your roof, causing significant destruction.
Your approach: Consult with an arborist or tree surgeon about any trees in your yard that might present a threat.
Tip 3: Don't place cardboard boxes from recent big-ticket purchases out on the curb with the garbage
Why? Theft. By putting boxes in a visible location, you're putting out a signal to thiefs that you have valuable things in your house.
Your strategy: Cut boxes up and put them into the garbage or recycling container.
Tip 4: Make your home look lived in when you're on a holiday retreat
Why? Theft. An empty home is an easy target for thieves.
Your approach. Have your mail and newspaper deliveries suspended or have a reliable neighbor get and secure them until your return. Not only do piles of mail indicate that a home is vacant, but crooks can sort through letters to steal your identity. You also might want to arrange for a person to take care of your landscaping if you'll be gone for more than a couple of days, and think about installing central alarms, motion detectors, or timed lights that will illuminate the area surrounding your home at night.
Tip 5. Check appliance water hoses
Why: Water damage. Hoses for washing machines and refrigerators decay and need to be replaced before they spring a leak. The water supply line to the icemaker can also be a water leak waiting to happen.
Your strategy: Switch out washing machine supply lines every five years. If you see the plastic line along the back of the refrigerator getting discolored (yellow or brown), have a home appliance repair expert take a look.
In spite of your best efforts to adequately maintain and protect your home, disasters and misfortunes still happen, which is why it's also very important to realize what your homeowners insurance does, and doesn't, cover. For example, no homeowners insurance will cover flood damage from natural disasters, so you may well want to purchase federal flood insurance if you live in an area susceptible to flooding. Additionally, check to see if yours is a guaranteed replacement cost policy, which would pay to reconstruct your house if it's severely damaged or destroyed. The insurance protection is rare, but some companies provide it in their standard homeowners policies.
