Sealing roof penetrations used to be a tedious and costly process and requires custom fabrication of metal flashing that will have to be installed by a professional roofer. Repairing leaking roof penetration is even more complicated . Since the holes in the roof have random dimensions you will have to make new measurements and then bring this to the fabrication shop to have the new metal flashing fabricated accordingly. Another trip up the roof to install the new metal flashing will have to be made. And if it does not give a perfect fit , you may have to go back to the fabrication shop. If you happen to hire a professional to do it for you, you may end up spending a lot more.
Fortunately EPDM and Silicone vent pipe flashing such as Master Flash Universal Flashing by Aztec Australasia are now available to make the job easy. Master Flash Universal Flashing allows you to repair and securely seal a leaky roof penetration or any one with just one trip to the roof. You need not even hire a professional to do it for you since installation of the pipe flashing is simple and easy.
The Master Flash is available in two models and in varying colors that will blend well with any roof. You have the standard model which is perfect for new round pipe roof penetrations and the retrofit model for the repair of existing round pipe penetrations. Made of EPDM (ethylene propylene diene monomer - a synthetic rubber) and Silicone, this pipe flashing has flexible sleeves and is engineered and designed to resist heat, moisture, and sun damage.
To install the Master Flash retrofit type to repair a leaking round pipe roof penetration you will need the following materials:
- The Appropriate Master Flash Retrofit. (They come in different styles and colors.)
- A pair of scissors that can cut rubber.
- Self-drilling screws with Master Seal bonded washer.
- Sealant.
- A Marker.
- A Pair of Pliers.
- A flat screw driver.
- And screw gun.
First step: Strip the previous flashing and clean the pipe and the roof surface of any dirt. Make sure the pipe is secured and well anchored to the deck.
Second Step: Determine the size of the cut to be made on the opening of the Retrofit Master Flash. The cut points are clearly marked and with a pair of scissors, cut along the mark that is equal to the diameter of the pipe to be sealed.
Third Step: Cut upwards from the edge of the rim making sure you don't cut through the hole which is meant for the plastic tie.
Fourth Step: Put the Retrofit around the pipe and connect the edges.
Fifth Step: Using a pair of pliers put the snap rivets together into place starting from the bottom. Please note that the female snaps are already pre-installed.
Sixth Step: With your hands push the base of the retrofit down to conform to the surface of the roof. Trace the outline of the base with a marker.
Seventh Step: Lift the retrofit Master Flash and apply a little sealant inside and around the line you have just marked.
Eight Step: Push the base of the retrofit back to the surface of the roof and press hard enough to make sure all sides are firmly clasping the roof surface and that there are no pockets or empty spaces between the base of the retrofit and the roof surface.
Ninth Step: Begin screwing the base from each side starting from the middle and working to the corners. Be sure the screws are no more than 1 1/2 inches apart.
Tenth Step: Once the base is secured , use the flat face screw driver to punch the plastic tie through the designated hole. Fasten the plastic tie tight and put a little sealant on it to ensure a tight seal. Check the installation and apply extra sealant wherever necessary.
