Pipe flashings are required when plumbing pipes through the roof. They seal spaces or gaps that may have been formed around vent and plumbing pipes at points where they penetrate the roof. Gaps where water and moisture can seep through are practically inevitable when roof penetrations are made.
In the past, these flashings are hand fabricated from non corrosive sheet, highly malleable sheet metal such as aluminum and copper. This was simplified with the availability of pre-fabricated vent flashing products. Two of the most widely used vent flashing products are the aluminum flashing and the rubber flashing for pipes.
Pre fabricated aluminum pipe flashing consists of aluminum extruded tube welded to a round flange. It comes in different sizes to fit different sizes of pipe vents. Often used for shingle or tile roofs, the aluminum flashing, the installation process is rather laborious and cumbersome . Repairing it often entails digging carefully under the shingles or tiles without breaking them just to take out the old flashing and replace it with a new one. You will also have to apply a great deal amount of sealant to make sure all gaps are covered.
Worst, aluminum flashings are not entirely weather proof. They can warp under extreme heat or crack on colder weather conditions. Corrosion can also be an issue with aluminum flashing. Pipe vibrations tend to loosen aluminum flashings and its sealants too allowing weather to penetrate the interior of the house. You will also have to climb up your roof twice when replacing worn out aluminum flashing. The first is to get the right measurement for the aluminum flashing and the second one is to install a new one after having it fabricated according to your measurements.
On the other hand , rubber pipe flashing are rather easy to install and comes in models that can fit all sizes of vent and plumbing pipes. You need only to make one trip up your roof because you can easily custom fit it to any pipe without any difficulty . It is made of synthetic rubber EPDM and Silicone which makes it more durable and more weather resistant compared to other roofing materials.
Rubber flashings are also called as pipe boots and are made up of highly flexible molded bottom conform to any roof surface giving a uniform fit. They may be more expensive on the onset but are more economical in the longer term than aluminum flashing since they do not require customized fabrication and last longer without need for replacement. Unlike pre-fabricated aluminum flashing, rubber pipe flashing are so designed to match the style and type of roof you may have. It comes with a universal design that can fit any size of vent pipe from 1/8" to 28 1/2" and can match any type of roof construction. (Steeply pitched roofs have been known to create pitch pockets where water can leak in when sheet metal flashings are installed on them.)
Sheet metal such as aluminum may still be the most widely used material for roof flashing today but the relative ease of installation of rubber flashing and its ability to withstand extreme weathering from ozone and ultraviolet light is making it the material of choice for vent and pipe flashing among roofers today. Rubber flashings made of Synthetic Rubber EPDM and Silicone will soon be the new standard for pipe flashing in the roofing industry.
