July is coming to a close, and it's downright hot outside. Luckily, you have your home set at a cucumber-cool 72 degrees. But the next day, you notice the temperature in the house rising. By day three, it's hotter in your house than it is outside. Something has gone wrong with your air conditioning, and it's going to cost money to have it fixed. Whether it is a window-mounted unit or a larger HVAC system, following a few general rules can keep your A/C running smoothly with regular maintenance.
Regardless of the type of air conditioner you have, the unit itself is not cheap - nor is the electricity it takes to run one. Contrary to today's use, abuse and toss in the refuse attitude towards home appliances, air conditioners do not come with built-in obsolescence. They are actually built to last 15 years or more. Routine inspections are needed to keep these running at their peak. A smaller unit, like a window-mounted one, is easier to maintain than a larger one (where it would be cost-effective to have a technician perform annual maintenance).
With window-mounted air conditioners, maintenance can be as simple as changing air filters. Examining the unit once a month can tell you whether or not the filters are blocked with pollutants and dust. Of course the longer an air conditioner runs, the more filter is being used. These should be changed monthly without fail.
Purchasing a cap at a hardware store and capping the air conditioner drain can help you find the drain outside and vacuum out any dirt accumulating in the unit. A/C techs use high pressure vacs to clean the drains, and they should be called in once a year to ensure any backups that contribute to mold growth and water damage are cleared.
You can also disconnect the power from the unit and clean the coils. Spray the area you're going to clean with a garden hose, then follow that up with commercial A/C/ cleaner. After letting it sit for a few minutes, rinse the unit thoroughly. If your fan has lubricant ports, lubricate the compressor while disconnected from power. Any dirt or debris on the fins should also be cleaned at least once a year, preferably twice: at the start of the A/C season and when shutting down for the winter.
Finally, remember there is an indoor evaporator unit that needs to be maintained as well. Again, with power to the A/C unit disconnected, vacuum the fins of the evaporator coil and check the furnace filter. If you can get to the condensation tube, inspect it for mold and sludge. Chances are it's a flexible tube that can be pilled off and cleaned. You may need to replace the tube, but that would require a new cap and resealing adhesive.
A professional can do these steps for the right price, but it's pretty easy to keep your air conditioner running smoothly with regular maintenance. It can also extend its life.
