If you are planning on selling your home, you are going to want to stop and think about the current state of your roof. Is it in good shape or could it use a couple of small repairs? When was the last time you had it inspected? How old is it? You are going to want to know the answers to these questions because your prospective buyers are going to be asking them. If roof replacement is needed, you need to know before you put your home on the market.
After asking yourself these questions, you might decide that the time has come to seriously consider roof replacement. By replacing your roof, you are going to be making your home more appealing to the people who are going to consider it. Even more importantly, your decision to replace the roof could be the reason they make an offer on your house instead of your neighbors.
One mistake that many people make is thinking that if the weather is starting to get cool, roof replacement is no longer an option. While the building contractors that handle would prefer not to have to be working on your roof when the temperatures drop down to the single digits, most of them don't mind doing replacing roofs in the late fall, there are even some roofing specialist who prefer it.
There are two factors that are going to determine how cold it can get before you will no longer be able to replace your old roof. The first is the type of roofing material you are having your new roof constructed out of. There are some materials that just can't be installed after the temperature has dropped below a certain point. For example, shingles have to go through thermal sealing in order to work properly, and in order for that to happen the temperature has to stay at least 40 degrees for a few consecutive days.
The main problem with cold weather roof replacement is the builders themselves. They are going to be the person who has to be outside working on the roof and they need to be comfortable. Creating a new roof requires a lot of dexterity so there is a limit to just how many layers of clothing they are going to be able to wear and still work. Your roofer also has to feel safe which is hard to do when you are perched on a roof during high winds. The higher your roof is, the more the builder is going to be buffeted by the wind, the later in the season you put off your project, the nastier these winds get. If the builder feels like they are going to be too cold to do a good job, you will have to put off getting a new roof until spring.
