With the cost of home heating expected to rise by over ten percent, it is a good time to check your system out and do basic heating and air systems maintenance before the weather turns colder. Conducting maintenance before the season prevents both costly repairs and increases the efficiency of your system. There are a few basic steps that any homeowner can do to help performance.
One of the first things to do (and one of the easiest) is to replace heating and air system filters on a regular basis. The recommendation for most homes is once a month for both systems, but it might be wise to consider replacing them more frequently if you have pets or live in a dusty environment.
Replacing heat and air system filters is inexpensive and the filters can be found in any home improvement store, big box store, or even grocery store. They range in price from under $2.00 for a basic filter, to up to $20.00 per filter for one of the HEPA filters. As filters age on a working heat and air system, they fill with dust and dirt, which impedes air flow. This in turn causes the system to work harder to heat or cool the home. Dirt filter can also increase the amount of allergens in a home causing breathing or allergy problems.
Another easy to do maintenance step is checking the water drain on heat and air systems. Drains should be inspected to ensure that they are draining properly and the water is hooked up to drain outside of the house or away from foundations. If there are problems with this drain, it is a good idea to call a professional in to repair it as in the long run it will save you money on more expensive flooring or foundation repairs.
The last easy step that a homeowner can do to maintain a heat and air system is to clean the condenser coil of the system. It is important to keep it free of dust, dirt, or leaves to allow the system to work at peak efficiency. Cleaning it is relatively simple-outside systems need to be blown out and washed down with a plain soap and water solution after making sure the unit is not powered on. The only other thing that is needed is a hose to rinse it off. It is not advised to do this with a power washer as the condenser or its parts could be damaged. For inside systems a soft cloth with a soap and water solution is all that is needed.
One of the last easy steps that a homeowner can do to prevent problems with an outdoor based heat and air system is to make sure that leaves, sticks and insects cannot access the inside of the unit. This can be accomplished with bug spray or granules spread around the area, and screening over the openings of the outside vents.
