Running an air conditioning and heating unit all year round is a necessity in some places around the world. However, this can take quite a toll on the system. The working parts will collect dust and debris that is floating in the air through its normal functions. Without the proper maintenance these foreign bodies will congest the system and interfere with its ability to heat and cool the home. That is why it is so important to perform the following tasks.

The most important task a home owner can perform is to change the air conditioning filter. This should be done at least once every three months to avoid a build up of dust and dirt in the unit. If you or anyone in the home suffers from allergies, asthma or is elderly or infirmed the filter should be replaced once a month. In addition, a HEPA filter will take more foreign particles out of the air than a traditional air conditioning filter. They can be purchased at any local store and come in a range of sizes. Check your unit for the correct filter size.

Once you have checked the filter you should turn your attention to the evaporator. This is the part of the unit that turns the refrigerant into a vapor for use in the system. The radiators that make up this part of the unit can collect dust and dirt over time. Giving them a quick cleaning will not only keep them free of debris, but will allow the evaporator to perform its functions properly. To clean this part make sure that the air conditioning unit is turned off and simply spray the evaporator with water. Then lightly scrub the radiators with a brush. Use a shop vac to remove the excess water and dry the part.

The ducts that run from the unit throughout the home are another aspect of air conditioning maintenance that cannot be overlooked. The last part of the maintenance is to remove the vent covers from all the air conditioning vents in the home. Clean the vents once a year to ensure there is no build up of dust and dirt trapped on the inside of the vents. Then clean the duct and the area around the duct. Clear any obstructions that will restrict the flow of air.

Once these parts are clean you can turn the air conditioner back on. You should notice a difference in the overall output right away. Delayed results of air conditioner maintenance include a lower electric bill, air free of debris and home that smells fresh and clean. If this is not the case contact an air conditioner technician to diagnose the problems.
