Ok, so now the cost. Before you are given a ballpark figure of how much it would actually cost you, you must know what YOU want. The contractors would ask you what exactly you want to happen. Show them the big picture. Details cannot be in any way worked out if you have an overview of the expected outcome of your venture. If you have that and your contractor understands what you want and is willing to help you with the details, you should be fine. If your contractor cannot get that, there are always other contractors who would be more than willing to work things out for you. Contractors are paid to give satisfaction to their clients so you should know you are supposed to call the shots. A very important tip you should take note: you should not give your contractor a single cent until they give you the materials and labor cost. Contractors have other people who will do the estimates, so this should not take long or hard to do. A "not to exceed" clause should be found in your contract. This is to have them stick to the budget. If ever it should exceed, it should be proven with receipts to justify the amount. It would be dangerous to trust the contractors too much and not have this written in the contract. You would probably get the biggest surprise of your life if you find your bill to be double than what is budgeted or expected. It would be best of course to speak with people who have had work done to their house. Listening to their recommendations and frustrations with contractors can give us clues on how to find the contractor that would best suit our criteria in looking for one. Be careful about contractors with no license. They could lure you with their persuasive sales talk. Always remember that it is not just your house that is at stake here. If you are found to be working with a contractor that has no license, the construction could be put on hold anytime. Aside from the fact that you cannot make it on your deadline, you might be able to spend on unnecessary costs. So the bottom line is being careful. Sometimes we think we choose the contractor for the price. Mind you, you might be spending more than what you expect, making you one very disappointed client!
